When a commercial walk makes sense

Lenders sometimes require a Property Condition Assessment. Many small acquisitions do not. Our light-commercial inspection is a visual review of roofing, structure as accessible, electrical distribution, plumbing, HVAC, life-safety devices that are present, parking surfaces, and tenant spaces you can lawfully enter. It is written for a buyer or owner who needs a punch list, not a 200-page capital-reserve model.

We do not perform Phase I environmental site assessments, ADA barrier surveys as a certified specialist, or engineering calculations. If the building is large, multi-story with complex mechanical plants, or being financed with a requirement for ASTM E2018, say so in your message and we will tell you whether this service is the right fit or whether you need a different consultant.
