What this inspection covers

The comprehensive visit is the core service most U.S. buyers book during an option period. The inspector evaluates readily accessible roofing, flashings, gutters, grading, exterior claddings, windows, attached decks, the foundation as visible, attic ventilation and insulation, electrical service equipment, representative outlets and GFCI protection, interior plumbing fixtures, water heater, heating and cooling equipment, and built-in appliances.

Findings are sorted so safety items and active leaks stand apart from maintenance notes. You receive labeled photographs and a short summary your agent can use in a repair request. The inspection is visual and non-invasive. Concealed conditions, seasonal defects, and items behind stored belongings may not be seen.

How to prepare

Ask the listing side to clear attic hatches and the electrical panel, secure pets, and keep utilities on. Attend the last hour. Bring questions about anything that worried you during the showing—soft floors, staining, or a furnace that sounded tired.
