What we can see in a shared building

Condo and townhouse inspections focus on the unit: walls, ceilings, floors, windows from the interior, plumbing fixtures, electrical devices, appliances, and the HVAC equipment that serves the unit. If a reserved patio, balcony, or garage is accessible, it is included. Roofs, elevators, and association-maintained exteriors are described as limited when we cannot walk them or when the declaration assigns them to the association.

The report notes when a finding should be raised with the association rather than the seller. We do not review reserve studies or meeting minutes; your agent or attorney should still request those documents. High-rise units may have additional access rules.
