No. An inspection is a visual snapshot of condition on the day of the visit. It is not a guarantee that a component will not fail later, and it is not a municipal code-compliance inspection unless that service is separately arranged.
The person who hired us controls access. Buyers typically attend the last hour. Sellers may be present if the listing agreement allows, but findings are delivered to the client who booked the inspection.
Published packages cover typical homes up to 2,500 square feet. Larger homes, occupied properties with limited access, and multi-building lots are quoted after you share square footage, year built, and foundation type. Specialty tests are priced separately.
Yes, when the home is permanently sited and utilities are connected. We note HUD labels, anchoring, and crossover connections when they are visible. Title and foundation questions still belong with your lender and attorney.
We document the limitation, explain the risk of the unseen area, and recommend a return visit if access is created. We do not enter spaces that are unsafe, flooded, or blocked by stored items.
Most reports are delivered within 24 hours. Premier visits that finish by 2 p.m. are often same-day. You receive a secure digital file you can forward to your agent.
We describe the type of specialist who should evaluate a finding. We do not accept referral fees from repair companies, and we do not perform the repairs ourselves. That independence is part of the consumer protection we offer.
