New does not mean finished

Sunset Valley was five years old and still under a limited builder warranty for some assemblies. The buyers assumed a new house needed only a light look. We treated it as a full Premier visit because low-slope roofs and floor-to-ceiling glass fail at the details.

The membrane roof had standing water at one scupper after a hose test. Several window heads lacked visible kick-out flashing where they met a stucco return. The ERV and variable-speed heat pump operated; we noted a dirty filter and a condensate line that needed a cleanout. Interior finishes were excellent. The findings were few and expensive if ignored—exactly the pattern we see on contemporary custom homes.

The buyers asked the builder to clear the scupper and review the window heads before the warranty window closed. The report’s photos made that conversation short.
