Why buyers book this visit

A pre-purchase inspection uses the same technical scope as our comprehensive visit, with a different rhythm. The coordinator asks for your contract deadline first. The inspector reserves time at the end of the appointment to show you the roof edge, the panel, the water heater, and any stain that needs a second look. The written summary groups items into safety, active moisture, and longer-term maintenance so you are not negotiating over paint color.

Relocating buyers who cannot attend in person can request a video walkthrough of key findings. The report remains the official record. We do not tell you whether to buy the house. We tell you what the house is doing so you and your advisor can decide.

Typical add-ons during an option period

Radon tests need a closed-house period. Sewer scopes need a cleanout. If those matter in your market, add them when you book so results arrive before you release the option.
