Oakwood had a new heat pump condensing unit on a level pad and a kitchen that had been opened to the living room. The listing described “updated electrical.” The panel cover came off to a mix of new breakers and older branch wiring, two double-tapped neutrals, and missing anti-oxidant on aluminum service conductors. Several bedrooms still lacked AFCI protection that current practice would expect on a renovation of this scale.

The heat pump operated, but the indoor coil was paired with an older air handler that limited efficiency. We recommended a licensed electrician evaluate the panel before closing and a HVAC technician confirm the match-up. Grading at the rear slab was flat; we suggested extending downspouts. The roof had about eight years of remaining life based on granule condition and flashing details.

The buyers kept the house. They used the electrical notes to obtain a repair, not a walk-away. That is a typical ranch outcome: the house is simple, the surprises hide in the panel and the attic.
